OUR COMMUNITY REAL ESTATE FUND MODEL

The following elements provide the structure and benefits of a community real estate fund:

OWNERSHIP STRUCTURE

General Partner (GP)/Limited Partner (LP) model. A Community General Partnership is formed optimizing both the expertise of REVocity and local leadership.

POOLED CAPITAL

Leveraged with local investors to deploy community-minded real estate projects to deliver meaningful financial returns.

ECONOMIC DRIVER

Strengthening the tax base, promoting employment, providing goods and services, and stimulating business activities across the entire community.

OUR DISCIPLINED PROCESS

1. LEARN

We engage with key community leaders and listen to their needs and priorities in order to support economic vitality. Then, we research the city’s strategic plans to identify core quantitative success indicators.

2. DESIGN

We develop partnerships with community leaders to customize and create a Fund. The next steps are selecting lead real estate investment projects and promoting those to generate excitement within the community.

3. ACTIVATE

We formalize the legal structure and finalize Fund documents then craft and map out capital raising architecture.  The investment pipeline is activated and transactions are initiated.

4. NAVIGATE

We manage the oversight and governance of Fund investment properties. We track ongoing community needs and opportunities while also remaining engaged and fostering investor relations.

Investment Philosophy

Investment decisions are driven by the local community. Our approach is to focus on a diversified portfolio of impactful projects. The Fund model supports using local banks, developers, construction firms, and other area businesses to assist in the bigger picture of stimulating local economies.

Community Return + Financial Return = Impact Investments

Real estate investments that benefit the community as a whole along with a meaningful financial return for investors. Our investments are made with the focus of generating positive, measurable social changes that enhance the economic environment of communities with whom we work.
